Seaforth is a leafy, affluent Middle Harbour foreshore suburb long associated with the artist Ken Done.

Subdivided from 1906 by Henry Halloran and built out steadily through the mid to late twentieth century, it's still dominated by separate houses rather than units, most sitting on blocks that slope down toward the water.

Later renovations and rebuilds sit layered over that original stock, so no two houses on the same street necessarily share the same vintage of pipe.

That slope and that salt air both work against ageing plumbing. Homes along Edgecliffe Esplanade and Battle Boulevard sit close enough to Middle Harbour that metal fittings age noticeably quicker than they would set back a few blocks, and a tap or valve thinning away under the surface can let go with barely any notice.

Plenty of these houses have had a kitchen or bathroom done over, and a flexible hose fitted at the time can split years later, flooding a room as fast as any burst pipe would.

Original hot water systems from the same renovation era are just as likely to fail without notice, especially through winter.

A corroded fitting gets tracked down before the bill gives it away. A hose, a pipe or a hot water unit that's already let go gets put right and reheated fast.
